Booking Terms and Conditions

Bookings are made with Theme Park Holidays S.L. trading as Vacation Villas and yourself.

1. Your booking

Once you have made a provisional reservation with us, we require you to complete our booking form. This must be signed by the first named person on the booking form (the party leader), who must be at least 18 and authorised to make the booking on the basis of these booking conditions by all the persons named on the booking form. All correspondence is sent to the party leader who is responsible to us for all payments in respect of the booking.On receipt of the booking form and deposit as referred to in clause 2 below, we will send written confirmation of your reservation to you. Accommodation is reserved only for the use of persons named on the confirmation invoice, so please check this carefully, notifying us immediately if any detail is incorrect.

2. Payment

A deposit of 30% of the total of your accommodation rental must be paid at the time of booking. If you book within eight weeks of departure the full amount is due immediately.The balance of your holiday cost is due not less than eight weeks prior to departure. This date will be shown on the confirmation invoice. If all payments due are not paid in full and on time, we reserve the right to treat your holiday as cancelled by you and retain the deposit held.

3. Your holiday accommodation

This is reserved exclusively for the people named on the confirmation invoice and no other persons whatsoever are permitted to stay there unless this has been agreed with us in writing and appropriate payments made. Local communities expect certain standards of behaviour; clients are required to observe them. You must treat the accommodation according to generally accepted standards and vacate the property in a clean condition.

4. If you cancel your holiday

If you or any member of your party cancels the booking, this must be done in writing by the party leader and sent by registered post or fax. All cancellations are subject to a charge payable by you. Cancellation received before departure:

  • More than 8 weeks : Deposit only
  • Less than 8 weeks: 100%

5. If we change or cancel your holiday

It is unlikely that we will have to make any changes to your holiday, but occasionally circumstances beyond our control might make it necessary to make changes both before and after bookings have been confirmed. If we have to change your accommodation for any reason, we will always do our best to provide an alternative of at least a similar or better standard to that booked. If we have to make a significant change we will tell you as soon as possible and if there is time before departure, we will offer you the choice of the following options:

  • (i) accepting the changed arrangements, or
  • (ii) purchasing another available holiday from us with you paying or receiving a refund in respect of any price difference, or
  • (iii) cancelling, in which case you will receive a full and quick refund of all monies you have paid to us.

6. Insurance

We consider travel insurance to be so essential that it is a condition of booking that you have taken out comprehensive insurance cover. Please read your policy details carefully. It is your responsibility to ensure that you have adequate cover.

7. If you have a complaint

In the unlikely event that you have a complaint whilst on holiday, it is a legal requirement that you immediately inform the relevant supplier (eg villa manager) who will endeavour to put things right. If you are not completely satisfied with the solution offered or provided, you must immediately make this known in writing to the villa manager. If you fail to follow this simple procedure, your entitlement to compensation, if any, will be reduced or cancelled because you will not have taken reasonable steps to mitigate your loss and we will not have been given a full opportunity to investigate and rectify the problem.

8. Liability

Please note that we cannot be held liable for loss of main services such as electricity or water supplies, nor any actions taken in the vicinity of your accommodation by any authority over whom we have no control. Similarly, you should be aware that there may be occasions when an advertised facility is either modified or not available. Such situations may be dictated by local circumstances, necessity for maintenance (eg swimming pools), unsuitable weather conditions and other circumstances beyond our control. If we are advised of this, we will endeavour to inform you in advance, but cannot be held liable in such circumstances.

Under no circumstances whatsoever can we be responsible for any loss or loss of value and/or damage to your property caused by incorrect use of the property. If you should incur damage due to deficiencies in the property, any liability will be limited to the cost of the rental.

The properties depicted on our website are private properties that belong to various owners and are typically located in large residential districts. The villas are not located in holiday parks, so construction work may occasionally occur nearby. This work is carried out by homeowners or contractors with whom we have no relationship whatsoever and over whom we cannot exert any control. We cannot be held liable for inconvenience caused by any construction work not commissioned by us.

9. Deposit

Please note that a breakages deposit is required and is payable with the final payment. The deposit will be returned not later than eight days after the end of the rental. Should you be responsible for breakages, loss or damage of any item at the property during your stay, the cost of replacement will be deducted from the deposit. In all instances where the costs of damage and/or loss of the rented property exceed the paid deposit you must immediately pay the excess to the villa manager. All instances of breakage, loss and/or damage must be reported immediately to the villa manager.

10. Arrival and departure times

The property will generally be available for occupancy between 16:00 hrs and 18:00 hrs, although we may be able to prepare the property for you earlier if necessary if you let us know your expected  time of arrival. You should inform us if you expect to arrive after 18:00 hrs.

On the day of departure you must vacate the accommodation before 10:00 hrs to enable cleaning and preparation to be completed prior to the arrival of new guests. Failure to do so gives the villa manager the right to charge you for damages. You may lose your security deposit as a result. Upon departure you are expected to leave the accommodation in decent condition – that is: generally clean. The items in and around the accommodation should be put back in their original location (as upon arrival). Crockery should be washed and stored in the appropriate place. The villa manager is authorised to carry out a final check. If the villa manager finds that a number of items have not been returned to their location or if the accommodation has not been left in generally clean condition he is authorised to charge the renter for extra costs.

11. Cleaning costs

The property will be clean on arrival. The cost of the final clean is indicated on the booking information.

12. Bed linen and towels

Bed linen and towels are included in the rental price. For stays of 2 weeks or more, a weekly maid service (change of linen and towels plus cleaning of bathrooms) is provided.

13. Extra facilities

In many cases you can request an extra bed, highchair, basic welcome pack and similar, provided that you state your needs at the time of booking. Costs are indicated on the booking information.

14. Pets

Most property owners do not allow pets. You may keep a pet in or around the villa only with explicit permission stated on the booking confirmation. The villa manager may require an extra €50 per pet on top of the mandatory final cleaning costs.

15. Satellite TV

Where descriptions refer to satellite TV, it does not automatically mean that reception includes all stations. The mostly foreign owners have decoders that are not always suitable for receiving stations in various languages. Please check at the time of booking which channels you may expect to receive at a particular property but please also be aware that this availability may change depending on the satellite provider.
